What buyers pay at closing
The CFPB lists common closing charges, including appraisal fees, tax service fees, title insurance, government taxes and prepaid property taxes, insurance and interest. Your lender must give you a Loan Estimate within three business days of your application, and a Closing Disclosure at least three business days before closing.
Assumptions
- Every fee here is an example to help you plan, not a quote. Transfer taxes and title costs especially vary by state and county, and in some areas the seller pays part of them by custom.
- Prepaid interest assumes 15 days between closing and the end of the month.
- Credits you negotiate from the seller or lender are subtracted. Credits can come with a higher price or rate (CFPB).
Frequently asked questions
How much are closing costs for a buyer?
It varies a lot by state, loan and lender. Use your own quotes. Your Loan Estimate shows the lender's estimate on page 2.
Can the seller pay my closing costs?
Often you can negotiate a seller credit, but it may come with a higher price. Loan programs limit how large a credit can be.
What is cash to close?
Your down payment plus closing costs and prepaids, minus deposits and credits. The final number is on your Closing Disclosure.
