Short answer: online estimates are a starting point, not a price. For a number you can act on, look at recent sales of similar nearby homes, or get a free comparative market analysis (CMA) from a local agent. If you need a formal value for a divorce, an estate or a refinance, hire a licensed appraiser.

What raises or lowers value

Location, size and condition matter most. Recent kitchen and bathroom work, curb appeal and a good school zone help; deferred maintenance hurts. Timing matters too: see the best time to sell a house.

Your appraisal rights

If a lender orders an appraisal for your mortgage, you generally have the right to a copy (CFPB on appraisals).

Get a free home value opinion

An agent's CMA is free and uses local sales data. Before you pick one, read questions to ask a realtor and how realtor commission works, then talk to a local agent for a home value opinion.

FAQ

How accurate are online home value estimates?

They vary. They're usually better for typical homes in active markets and worse for unusual or recently renovated homes.

Does a CMA cost anything?

Agents typically provide one free, hoping to earn your listing. You're under no obligation.
