How Long Does It Take to Close on a House? A Step-by-Step Timeline

The closing date is set in your purchase contract, so the real answer is 'whatever you and the seller agree to.' What decides whether you hit that date is how fast each step below gets done. Sources: CFPB: Buying a House and the CFPB TILA-RESPA rules.

The steps, in order

Cash vs. mortgage

A cash purchase skips the loan application, appraisal (unless you want one), underwriting and the Closing Disclosure wait, so it can close as fast as the title work and the contract allow. A mortgage purchase has to fit all the lender steps above.

Changes that restart the 3-day clock

The CFPB says a new 3-business-day waiting period is required if, after you get the Closing Disclosure, the APR becomes inaccurate beyond set limits, the loan product changes, or a prepayment penalty is added.
